New homes sold in December at a seasonally adjusted rate of 369,000 homes which is down 7.3 percent from November but is an increase of 8.8 percent from the same time last year, according to the new home sales report for December 2012 from the Commerce Department. This closes out 2012 with almost 20 percent more new home sales than 2011. New home prices were on the rise during the year as well, increasing from $218,600 in December 2011 to $248,900 in December 2012 and the supply of new homes for sale fell from 5.4 months supply in December 2011 to a 4.9 month supply in December 2012. New home sales in November increased 4.4 percent from the month before and 15.3 percent from a year ago on a national basis, however, in the South region, new home sales shot up over 20 percent ahead of a year ago, according to the new home sales for November 2012 just released by the Commerce Department. New home construction activity slowed in November from the month before according to the report on new home construction activity from the Commerce Department. On the bright side, new home construction is up significantly from a year ago which, even though a year ago the numbers were at near record lows, it’s still an improvement. [...]

New home sales continue at a pace of about 17 percent better than last year and in fact has already exceeded last years new home sales with two months to go. New home sales for October were at a seasonally adjusted annual rate of 368,000 homes,according to the October New Home Sales Report released by the Commerce Department today and, through October, there have been 312,000 new homes sold, surpassing last years total sales of 306,000 and gaining on the total new homes sold in 2010 of 323,000. New home prices dropped slightly in October with a median price of 237,700, down from $248,000 the month before. [...]

For the past 4-plus years I have watched “new” homes, or maybe it would be more accurate to say homes that may now be a couple of years old but have never been lived in and are still owned by the builder or his or her bank, sell for less than the cost to build them; in many cases for only 60% – 70% of cost. While, as I constantly tell people, buying a home for 1/2 of what it sold for 5 years ago doesn’t make it a good deal, it may have just been a really bad deal 5 years ago, I do feel buying a new home for less than the cost to build it is a good deal. Today, the U.S. Department of Housing and Urban Development and U.S. Census Bureau released new home sales data for June 2012 showing a decrease of 8.4 percent from the month before, and an increase of 15.1 percent from a year ago. The seasonally-adjusted new home sales rate for June was 350,000 homes, down from a revised rate of 382,000 homes the month before. The supply of new homes on the market increased to a 4.9 month supply from a revised 4.5 months the month before. The median new home price decreased almost 2.0 percent to $232,600 from a revised median price of $237,100 the month before and decreased 3.2 percent from a year ago when the median new home price was $240,200. Today, the U.S. Department of Housing and Urban Development and U.S. Census Bureau released new home sales data for May 2012 showing an increase of 7.6 percent from the month before, and an increase of 19.8 percent from a year ago. The seasonally-adjusted new home sales rate for May was 369,000 homes, up from a revised rate of 343,000 homes the month before. The supply of new homes on the market decreased to a 4.7 month supply from a revised 5.0 months the month before. The median new home price decreased slightly to $234,500 from a revised median price of $236,000 the month before and increased 5.6 percent from a year ago when the median new home price was $222,000. The U.S. Census Bureau and US Department of Housing and Urban Development (HUD) issued their report on New Residential Construction for April 2012 showing an increase in single-family home building permits from the month before of 1.9 percent and a 18.5 percent increase in new home starts compared to the year before. Today, the U.S. Department of Housing and Urban Development and U.S. Census Bureau released new home sales data for February 2012 showing a decrease of 1.6 percent from the month before, and an increase of 11.4 percent from a year ago. The seasonally-adjusted new home sales rate for February was 313,000 homes, down from an adjusted rate of 318,000 homes the month before. Today, the U.S. Department of Housing and Urban Development and U.S. Census Bureau released new home sales data for October 2011 showing an increase of 1.3 percent from the month before, and an increase of 8.9 percent from a year ago. The seasonally-adjusted new home sales rate for October was 307,000 homes, up from an adjusted rate of 303,000 homes the month before (originally reported at 313,000 homes). Unfortunately, even with the increase in the rate of new home sales, the current rate of new home sales is still on track to make 2011 new home sales the lowest since the Commerce Department began keeping track of sales in 1963. Today the US Census Buruea and US Department of Housing and Urban Development (HUD) issued a report on December new home starts, permits and completions.
Once again the numbers in all three categories dropped. Building permits for privately-owned housing units at an annual rate of 548,000 for December fell 10.7% from November [...]
